it doesn't cost money to rent a gate, you just pay rental fees over time.

You're allowed to go negative.  There is a limit on going negative which is a percentage of your airline value.
(Damn, I just gave strategy away).

Yes it does - rent deposit (nonrefundable) is paid which equals to the monthly rate.
