If you build a terminal, are those gates subject to being returned if not used, or are they basically mine? Like, if I build 4 gates and only use 2, but have the other two for future expansion, do I have to worry about the script dumping those on me?

You have to build at least 5 gates. But no, your terminal gates would not be returned. However, all flights are assumed to be out of your terminal first, so your rented gates could be returned.
