If a buy 4 gates, make a base, and then return 3 gates and have 0% usilisation, will that gate get returned, and thereore my base purchase be a waste?

I think so, yes. However, you can just use a very small aircraft (or the cheapest leased one you can find) and run it on the route to keep the base.

you can rent 4, return 3 but you must have at least one route flying from that base in order to keep the base

Can sombody give me a list of how much a base is at each class of airport, 50k gates, 100k gates, 150, 200, 250, 300, 350

60x the rent of one gate. 50K x 60 = 3M; 350K x 60 = 21M.
